High
End Properties 
Latest western build techniques, high quality
and often high tech. Proximity to the ocean
is important. Most such homes are substantial,
built on upwards of 1600 sq m of land (1 Rai),
often in managed developments of a limited
number of homes.
Price guide: from 40m Baht up.
Upper Range Homes 
Top quality build and finishing. Usually with
private pools. Teak wood is often used in
this range for floors, doors and windows.
Land plot size is important but the main examples
of such homes are defined by their ocean views
and proximity to the water.
Price guide: 20m to 40m Baht.
Mid-Range Homes 
Western standards, with good quality finishing.
Western kitchens, hardwood floors, good quality
close-grained doors and window frames, large
ensuite bathrooms are the norm. Often with
private or shared pools. Dramatic price differentials
according to location.
Price guide: 10m to 20m Baht.

Western Spec Homes 
Western standards with western kitchens, more electrical
sockets, higher spec finishings, including floorings
and bathroom fittings. These homes may be found
all over the island, individually or within estates.
Many condominium developments fall into this category.
Price guide: 5m to10m Baht.
Entry
Level Housing 
Properties aimed at both the local Thai market and
expatriates seeking a modest family home. Basic
finish, but usually have (or provision for installation
of) western style kitchens and bathrooms. More electrical
provision than local market housing.
Price guide: 3m to 5m Baht.
Local
Market Housing 
Mostly single storey, simple properties aimed at
the local market and expatriates on a limited budget.
Usually in housing estates.
Price guide: 1m to 3m Baht. |
